Terms & Conditions
1. Overview
These Terms & Conditions govern all bookings and stays at Asgard.
Asgard is a private, remote, helicopter-access-only accommodation located in Queensland, Australia. By making a booking, guests agree to be bound by these Terms & Conditions, including the Cancellation & Weather Policy.
2. Bookings & Payment

All bookings must be confirmed via the official booking platform or direct communication

Full payment is required to secure a booking unless otherwise agreed

A booking is not confirmed until payment has been successfully received
We reserve the right to decline or cancel any booking prior to confirmation.
3. Pricing

All rates are fixed and quoted in AUD
-
Rates include accommodation and specified inclusions only
-
Helicopter transfers, provisions, and third-party services are charged separately unless otherwise stated
4. Payments & Security
All payments are processed securely via third-party payment providers, including Stripe.

Asgard does not store or retain credit card details
-
Payment processing is subject to the terms and security practices of the provider
While all reasonable steps are taken to ensure secure transactions, Asgard is not responsible for:

Failures, breaches, or security incidents occurring within third-party systems
-
Unauthorised access arising from factors outside of our control
Nothing in this clause excludes any rights under the Australian Consumer Law.
5. Availability & Booking Errors
While we take all reasonable steps to ensure accurate availability, all bookings are subject to confirmation.
In the event of:

Double booking
-
System or calendar error
-
Payment or platform malfunction
Asgard reserves the right to:

Cancel or amend the booking
-
Offer an alternative date, or
-
Provide a full refund
Asgard is not responsible for any additional costs incurred as a result of such errors.
6. Damage, Breakages & Excess Cleaning Policy
Guests are responsible for leaving Asgard and all included facilities, furnishings, equipment and outdoor areas in the condition in which they were provided on arrival.
Any damage, breakages, missing items, excessive cleaning requirements, misuse of property, or damage caused by negligence, carelessness or failure to follow house rules may be charged to the guest after departure. This may include, but is not limited to, damage to furniture, appliances, linen, towels, robes, glassware, kitchenware, spa facilities, outdoor furniture, games equipment, décor, flooring, walls, doors, windows, electrical items, or any part of the property and surrounding guest-accessible areas.
Guests must report any damage, breakage or maintenance issue as soon as reasonably possible during their stay so it can be addressed promptly.
Where damage, loss or excessive cleaning occurs, we reserve the right to recover the reasonable cost of repair, replacement, additional cleaning, call-out fees, specialist services, or any other associated costs. Photographic evidence and/or invoices may be provided where applicable.
Guests must not move large furniture, interfere with property infrastructure, remove items from the premises, or use facilities in a way that is unsafe, inappropriate, or inconsistent with their intended purpose.
Normal wear and tear is accepted. Accidental minor breakages should still be reported, but charges will generally only apply where costs are significant, avoidable, negligent, or where items are missing or the property is left in an unreasonable condition.
7. Access to Asgard
Access to Asgard is exclusively by helicopter.

All transfers are arranged in coordination with a third-party operator

Flight scheduling is subject to weather conditions and operational requirements

Guests must comply with all instructions provided by the helicopter operator
Asgard is not responsible for delays, cancellations, or changes made by third-party providers.
8. Weather Dependency
Asgard operates in a highly weather-dependent environment.

Helicopter access is subject to safe flying conditions at all times
-
Bookings may be delayed, rescheduled, or cancelled due to weather

Guests must allow flexibility in travel arrangements

9. Check-In & Check-Out

Check-in and check-out times are coordinated in line with helicopter scheduling

Times may vary depending on weather and operational requirements

Guests must be ready for arrival and departure as instructed
10. Property Use & Guest Responsibilities
Guests agree to:

Treat the property with care and respect
-
Follow all safety instructions provided prior to and during the stay
-
Supervise children at all times
-
Use all facilities in a safe and reasonable manner
Guests must not attempt to access or depart the property without approved arrangements.
Any damage, loss, or excessive cleaning required may result in additional charges.
11. Safety & Acknowledgement of Risk
Asgard is located in a remote, elevated, natural environment.
By staying at the property, guests acknowledge and accept that:

The property includes uneven terrain and natural surfaces

Weather conditions may impact safety and accessibility
-
Certain areas are positioned near steep or elevated landscapes
Guests agree to exercise reasonable care at all times.
12. Helicopter & Helipad Safety
The helipad is positioned on an elevated natural formation and is secured with safety railings when not in use.
Guests must strictly follow all safety instructions provided by the pilot and host, including:

Guests must remain inside the residence during all helicopter arrivals and departures

Guests must not exit the building while the helicopter engine is running
-
Guests must not approach or access the helipad unless directed
-
The helipad may only be accessed once the aircraft has fully departed and clearance has been given
Failure to comply with these instructions is strictly prohibited and may result in termination of the stay.
13. Caretaker
A caretaker resides approximately 100 metres below the property.

This role is for property management and safety

The caretaker does not interfere with guest privacy

Guests may contact the caretaker in the event of an issue or emergency
14. Third-Party Services
Asgard may coordinate services provided by third parties, including helicopter transfers and provisioning.
Asgard is not liable for:

Delays, cancellations, or service failures
-
Acts or omissions of third-party providers
15. Cancellation Policy
All cancellations are subject to the Cancellation & Weather Policy, which forms part of these Terms & Conditions.
16. Limitation of Liability
To the maximum extent permitted by law:

Asgard is not liable for loss, damage, or injury arising from risks inherent to the natural environment or from failure to follow safety instructions

Guests accept responsibility for their own safety and conduct during their stay
Nothing in these Terms excludes, restricts, or modifies any rights or remedies available under the Australian Consumer Law, including liability arising from negligence where such liability cannot be excluded by law.
17. Force Majeure
Asgard is not liable for any failure or delay in performance due to events beyond reasonable control, including:

Severe weather conditions

Natural events
-
Aviation restrictions
-
Government actions
In such cases, the applicable cancellation terms will apply.
18. Travel Planning & Insurance
Guests are strongly advised to:

Allow flexibility in travel plans
-
Avoid tight onward travel connections
-
Obtain travel insurance covering weather-related disruptions and cancellations
Asgard is not responsible for external travel or accommodation costs.
19. Privacy
Guest information is collected and used solely for booking and operational purposes.
Information may be shared with third parties only where required to facilitate services.

20. Governing Law
These Terms & Conditions are governed by the laws of Queensland, Australia.
21. Amendments
We reserve the right to update these Terms & Conditions at any time.
The version in effect at the time of booking will apply.
22. Acceptance
By confirming a booking, guests acknowledge that they:
